Multifamily Acquisitions
Cora Faye Capital Holdings is a multifamily acquisition firm with a disciplined eye for deals and a relentless focus on execution. We know what we are looking for. We know how to underwrite it. We know how to close it. If you have the deal, we want to be your first call.
LET'S START A CONVERSATIONDisciplined Underwriting · Quality Markets · Nationwide Reach · Built for the Long Term
About CFCH
We approach every acquisition the same way — full underwriting, conservative assumptions, no shortcuts. We study the submarket, verify the financials, and pressure-test every number before we move. That discipline does not change based on deal size or timeline.
We communicate clearly and move fast. Brokers get real answers, not stall tactics. Capital partners know exactly where their money is and how it is performing. That standard is non-negotiable at Cora Faye.
We are selective about the deals we pursue and the partners we work with — because the right deal with the right people builds something that lasts. That is what we are here to build.
Every deal goes through full underwriting — conservative assumptions, verified numbers, no exceptions.
Multifamily only. Quality markets only. We know exactly what we are looking for and we move when we find it.
Clean offers, organized due diligence, lender-ready packages. We do not re-trade. We perform.
How We Work
For Brokers
Cora Faye runs a disciplined acquisition process — we underwrite fast, communicate clearly, and move decisively when a deal fits. We know how to read a T-12, we know how to structure an offer, and we know how to get to the closing table without drama. If you bring us a deal that fits, you will know within 48 hours where we stand.
For Capital Partners
Cora Faye partners with investors who understand that disciplined real estate investing — done right — builds generational wealth. We bring the deal sourcing, the underwriting expertise, the operator relationships, and the execution. Capital partners bring the capital. The returns follow the discipline.
Where We Acquire
We follow the fundamentals — not geography. Strong employment, stable renter demand, and neighborhoods rated C- or better. That is the standard in every market we enter.
Primary Focus
Texas, Florida, Georgia, and the Carolinas. Population growth, job creation, and consistent renter demand. Our primary acquisition zone.
Secondary Markets
Secondary markets with value-add pricing and institutional-quality fundamentals. Less competition, stronger entry points.
Opportunistic
Cash flow first. Market second. When the numbers work and the neighborhood grades C- or better, CFCH moves — regardless of geography.
Why CFCH
Every decision at Cora Faye Capital Holdings is measured against one question: does this protect and grow investor capital? If the answer is no, we do not proceed.
We only operate in neighborhoods rated C- or better — not because it limits us, but because it protects you. Quality markets attract quality tenants, hold value through cycles, and command better exit pricing from institutional buyers.
Our capital partners earn a preferred return before Cora Faye participates in profit. We structure it this way because it is the right way — and because our discipline in deal selection is what makes that promise keepable.
We run full T-12 analysis, verify every expense line, stress-test debt service coverage, and model conservative rent growth. If the deal only works on optimistic assumptions, it does not work for us.
Our offers are complete, our diligence is organized, and our loan packages are lender-ready before we submit. Sellers and brokers who work with us know the process runs clean from LOI to close.
We track deals, market conditions, and broker activity across Sun Belt, Midwest, and Southeast markets nationwide. Geography does not drive our decisions — fundamentals do.
We are selective about what we buy and who we work with. Every deal we pursue and every relationship we build is meant to last — not just close.
